Incredible, solid investment opportunity at 230 S Main, Rochester, Vermont. This home is currently configured as a two family (two entrances) but could very easily be a single family with minor effort. Would also be great commercial spaces - walking distance from the Common. Multiple configurations are easily envisioned. All the important stuff is in order - new hot air furnace, thermopane windows, standing seam metal roof, 1st floor is handicap accessible 1BD currently. Multiple configurations are easily envisioned. All the important stuff is in order - new hot air furnace, thermopane windows, standing seam metal roof, 1st floor is handicap accessible 1BD currently. Efficiency Vermont has insulated the entire building. Essentially, figure out your use/configuration and then do your cosmetics. Square footage is estimated and includes 1st & 2nd floor.

Howdy neighbors,

I came to this valley for the first time when I was 14 years old on a family vacation with my parents. I realized quickly that this place was very different from the Ozark Mountains, where I grew up, and I fell in love with Vermont. If you had stood over that young man's shoulder 36 years ago and told him someday he'd own land near that magnificent waterfall in the Granville Gulf, I don't think he would have believed you.

I bought a home in the Hollows above Rochester in the spring of 2015 and I moved here permanently in 2020, settling on a ridge overlooking the mountains in Granville. With some much appreciated help I built a post and beam home in 2021. This was the hardest thing I have ever done, but every day that I look out of these windows or walk around my land, my chest swells and I am filled with gratitude that I have found my place in the world.

This year I will turn fifty years young! With 25 years of real estate under my belt I am proud to announce that I will be opening up my own independent real estate brokerage, Vermont Backcountry Real Estate.

I have been licensed in MA for 24 years and in VT for 3. There is little comparison between the two markets, thankfully. Real estate is a whole different story here, and so much more enjoyable and fulfilling, in my opinion. I'd much rather be locating property boundaries in my muck boots in this beautiful countryside than showing condos in Boston in a sport coat.

You may need to know the value of your property for various reasons—maybe you're refinancing, maybe you're contemplating a move, and unfortunately people sometimes need my valuation services in situations of death or divorce. I am happy to provide a free Comparative Market Analysis Report anytime, no strings attached. It is never too soon to call me. Having a year or more to prepare for a sale or a purchase is not unusual whatsoever.

I also provide design, staging and professional-quality still and drone photography as well as creative marketing and home-finding services. I ask the community to explore my website, read my Google reviews, and reach out if you have any questions or if I can be of service. Please come to me for any and all of your real estate needs.

If you happen to be a contractor or know one, please don't hesitate to reach out. My clients are always looking for help, and I would be happy to note your specialty and add your business to my database of service providers. It's all about a strong local economy after all!

Respectfully,

Making Recommendation

The best tree man in Central Vermont is Pieter Perrine of Highlander Treeworks. He is in the FPF Directory. I can't recommend him highly enough. Very professional and incredibly conscientious. He is an artist.
