If you care to review the changes that are going to happen in this Village, PLEASE attend the Planning Commission Public Hearing in front of the Village Trustees on July 12 @ 6:30 at the Village office.
Some of the changes are effectively giving permission to the Planning Commission to build higher buildings (after renaming itself Village Development --no waivers should be allowed. Period
Please do attend/email/write/ call the Board of Trustees- let them know what you think.
Several areas of concerns:
1. the closing of main street would be written in the Village "development" plan ( the word development was inserted to the Village Plan)
2. section 604 H1: Building Height. Building heights shall not exceed four (4) stories or fifty-eight (58)feet, whichever is less.
This was added by the planning commission :
1. Building Height Waiver – The Planning Commission may grant a height waiver
up to six (6) stories or eighty-four (84) feet, whichever is less if the Commission [not the residents]
determines that the proposed building and site design would not negatively impact the
character of the neighborhood... this would effectively allow the planning commission (renamed Development commission) to approve 6 story buildings in the Village Center.
- and there are several changes of the sort in the proposed land development code draft

I went to Montclair on a trip, could not help but notice that the "vibrant" (hate this word) historical section is very commercial, bike and pedestrian friendly and HAS NO BUILDING OVER 2 STORIES (mixed commercial industrial use) oh, and all this without moving the traffic through a connector to more residential areas
