Town Planning Commission Meeting

Happy Spring (as I look out my window and watch the snow falling!) This will be the last meeting held at the Police Dept. Conference Room @145 Maple Street. The new tables, chairs and electronics have arrived so that we can return to 81 Main for our May meetings!

The Agenda consists of the following:
1. Public to be Heard. Take advantage of this opportunity to come in and talk to the Planning Commission about any topic that is not already on the Agenda.
2. Other Business. John & Donna Kunkel live off a cul-de-sac located at 87 Sawmill Road and have asked for a conceptual discussion with the Planning Commission regarding a possible subdivision. Section 3.1(C) of the Zoning Regulations allow for special circumstances on lots fronting the outside of the curved portion of a cul-de-sac. They would like to pursue this discussion before spending money on a survey, engineer, and application process.
3. Preliminary Plan. Hayward 10 Old Stage Road LLC, is proposing a 6-lot residential subdivision located at 10 Old Stage Road. This is the 2nd of 3 required hearings on the proposal. A few of the neighbors attended the first hearing - we hope to see you stay involved. Your comments on speed on the road, sidewalk/paths, water/well, etc. matter! This property is located in the MXD-PUD (R2-Medium Density Residential) Zone as well as the Business Design Control Overlay District. This District allows for extra scrutiny by the Planning Commission on design of the buildings, materials proposed, etc.
4. Sketch Plan: Jericho Road Associates (Tom Chase) is proposing a 28 Planned Unit Development-Residential (multi-family units). In order to obtain this amount of density, affordable units must be proposed and part of the discussion at the table. The property is located at 73 Jericho Road and happens to be where the landowner lived growing up on the family farm! This is the 1st of 3 required hearings.
5. Final Plan: Al Senecal is proposing a 4-lot subdivision on property known as 31 Allen Martin Drive in the Resource Preservation District-Industrial (RPD-I). This proposal is to satisfy a Settlement Agreement and Judgment Order regarding the sand extraction court appeal. Senecal will retain 170.99 acres for industrial development, and 230.36 acres will be conveyed to the Town and will remain as Conservation/Recreation land.
