Please come to this important DRB hearing!
On August 27th at 7pm, a hearing will be held at the town hall to discuss an appeal my husband Conor and I (Mary Hallock Lahiff) filed regarding building permits granted for 225 Nashville Road. If you are a neighbor or just an individual concerned about preserving the rural characteristics of portions of our community, we encourage you to participate in this discussion. We have a number of neighbors already engaged in the discussion, but we think the scope of this discussion extends broader than just this one example!
Being in the agricultural zone of Jericho, the regulations stipulate one house on 10 acres. Despite this restriction, permits have been granted to build a second dwelling, with a 42 ft garage, separate septic, well, and curb cut. The permit for the second residence was granted as an "accessory apartment," more commonly known as the "mother-in-law apartment" permit. As this second house is clearly separate dwelling and not an incidental apartment, we believe the rules were stretched too far and are undercutting the intent behind the "1 house on 10 acres" minimum lot size requirement for our area.
The second major point at issue is the fact that the garage being built under the "accessory structure" permit will block the majority of the adjoining neighbor's view of the valley and mountains. This view has been estimated to have a significant percentage of the neighbor's property value, and we contend this monetary impact was not considered fully in the decision to grant the permit.
As neighbors to this lot, we are passionate about preserving our views, our open spaces, and the agricultural aspects of this little corner of our town - but if these permits are allowed to proceed, keep in mind the precedent it sets extends to all areas of our community, the risk it could have on your own property values, and it seems now that the "1 on 10" is effectively null and void. There are many other facets to this appeal, please come listen to the arguments and have your voice heard at this important meeting.
