Land Use Tools for Planning the Future
Craftsbury Planning Commission Informational Meeting
January 28, 2025

There are many different ways that a community can plan for the future land use in their town, including non-regulatory, incentives and educational land use tools. There are several land use planning tools already used in Craftsbury as a way to inspire landowners to take into consideration their potential land use pros and cons in town. These include,

The Vermont Current Use Program for agricultural land and forestland
Vermont state program provides a property tax incentive for landowners to keep working land.

Vermont Village Designation Program
Village center designation supports the revitalization efforts of small and medium-sized historic centers. The designation brings financial incentives, training and technical assistance needed to attract new business and vitality to Vermont's smaller communities.

Craftsbury Flood Hazard Regulation
This is a regulation developed in town to control activities in the floodplain and to prevent all development in the floodway (adopted 2002)

Craftsbury Telecommunication Ordinance - (adopted 2006)
This ordinance was to developed to,
preserve the character and appearance of the Town of Craftsbury while allowing adequate telecommunications services to be developed;
- protect the scenic, historic, environmental and natural resources of the town;
- provide standards and requirements for the operation, siting, design, appearance, construction, monitoring and removal of telecommunications facilities and towers:
- facilitate the provision of telecommunications services to the community;
- minimize the adverse visual effects of telecommunications facilities and towers through careful design and siting standards; and
- encourage the location of towers and antennas in non-residential areas and away from other sensitive areas such as those that have schools and child care facilities.

There are other state regulations and incentives that guide land use in local communities.

Alison Low, Northeast Vermont Development Association planner, will share information regarding land use planning tools available to our town. Join us on Tuesday, January 28 at 7pm in the Craftsbury Town Hall.
