Essex Town Planning Commission Meeting

Happy Thursday!

The Town Planning Commission (PC) will be meeting this evening at 6:30 p.m., 81 Main Street Conference Room and via Zoom. Here is the link: https://essexvt.portal.civicclerk.com/event/2404/files Items for discussion are a simple parcel subdivision (splitting one lot into two lots) located at 120 Towers Road. The property owners are Jeffrey & Estelle LeClair. The LeClairs will retain Lot 1 (an 11.82-acre lot); and the newly created lot will be sized at 4.02-acres. For those who attend the meeting and if you have questions regarding the Consent Agenda, the time to speak up is during 'Public to be Heard'. Once the PC moves to the next item, there is no more discussion on the item - they vote on the application.

Did you know that every single-family house is permitted to create an accessory dwelling unit (apartment). The unit can be no greater than 30% of the primary living space of the house OR 900 sq. ft., whichever is greater. So, big house, big apartment, small house - maximum 900 sq. ft. apartment. The unit can be attached or detached. If you are on a private septic system, you would first need to secure a permit with the State of VT Wastewater Division. Also, the landowner must reside on the premises (either in the house or in the accessory dwelling unit (ADU). Know that when you go to sell your house, the new buyer needs to know that they have to live on the premises. If you are snowbirds, you cannot rent out your unit as the landowner must always be the primary resident on the lot. Lastly, if you plan to use the ADU as a short term rental, this requires a separate approval process. I am happy to discuss to you should you have questions! Did you know that all Zoning (building) Permits have a 15-day appeal period. Once I sign off on a permit, you are required to post the sign by the roadside during the appeal period and the sign stays in place until the construction is completed. You are required to schedule an inspection with me for new dwellings (before you move in); and for all commercial improvements.
