Draft Land Use Regulations and Public Hearing

The Duxbury Planning Commission will hold a public hearing next week, November 3, 2021, at the Town garage meeting room, or on Zoom, to hear comments on the draft land use regulations (zoning by-laws) that are being proposed. Written comments may be made until 4:30 pm on November 5th. The Planning Commission has been meeting for the past year on updating our current zoning by-laws that were last amended in 2011. We have been working on clarifying and simplifying the regulations; updating and correcting some provisions of the existing regulations. Two major changes are: to allow smaller lots in the Village District (one-acre lot requirement to half-acre lots) as well as changing the set-backs to allow for denser development in this district; and to allow subdivision of the Cemetery Section of the State Farm District into one-acre lots. Other changes were made to propose smaller set-backs in some cases; and to clarify the regulation of signs and temporary structures. Also, changes are proposed to allow the Zoning Administrator to approve boundary line adjustments; and issue permits for existing small lots that meet set-back requirements, in order to reduce the number of projects that need Development Review Board (DRB) approval.
