The meeting packet assembled for the next meeting of the Planning Commission is now available. Files in Adobe Acrobat (*.PDF) format have been posted online at https://goo.gl/Oh9xN6. Once again, the focus of discussion will be the proposed "Form Based Zoning" amendments prepared by consultant Brandy Saxton in December of 2017.
Commissioners will be reviewing the proposal to determine if they are comfortable with the structure of the document and agree the proposal (or a modified version of it) "makes sense." Agreeing the proposal makes sense could set the stage for a motion to warn the proposal for a public hearing.
The work completed by Brandy Saxton and her colleagues has been summarized as follows. The consultant team:
1. Reorganized and developed a new layout for the document to improve readability and clarity.
2. Edited text for consistency in format and language and eliminated a significant amount of redundant and non-regulatory language.
3. Restructured section on character districts for improved readability and consistency.
4. Made revisions to address identified Phase 2 issues (stormwater, building materials, bike/ped facilities, previously developed lots, infill and density calculations, wayfinding signage, and placemaking).
5. Added language pertaining to mobile food vendors, bicycle parking, standards for tree belts and soil volume, etc.
