Many of you have expressed interest in the proposed change of zoning for the Enterprise Zone - Light Manufacturing District to accommodate Higher Ground at Burton. The meeting has been scheduled for 5:30 pm in Conference Rm 12 (downstairs) at City Hall on May 7.
Please keep in mind that this is a zoning ordinance change that would allow Higher Ground to seek a permit. It is not part of the permitting process. Also, the proposed changes would apply to the entire district, and all similar uses, not just the Burton site or Higher Ground use.
The zoning change is as follows:
Within the E-LM district permitted or conditionally permitted retail, general commercial, education, and service uses not associated with industrial, manufacturing, R&D, warehouse, and arts purposes are not permitted on lots south of Home Avenue except when:
a. one or more industrial, manufacturing, R&D, warehouse, and/or arts use(s) exist on the lot and
b. the combined gross floor area (GFA) of general retail, commercial, education, and/or service use(s) does not exceed 49% of the gross floor area on the lot.
Uses limited by this provision are identified in Appendix A - Use Table.
