The Planning Commission wants your ideas for the area along Route 15 between Clarks Truck Center and the Community Bank at Raceway. Current regulations guide this to be mostly a "commercial area suitable for commercial, industrial and similar uses that are not compatible in a village setting due to noise, dust, heavy truck traffic and similar nuisances."
Does this description fit your vision? Think about 5 years from now...20 years from now. Do you envision, along this section of Route 15, more commercial development that can't be in a village setting because of noise, trucks and other nuisances? Or do imagine it differently? Would you hope to see more new businesses, or would you prioritize new neighborhoods, or small farms? What about gyms, park & ride, apartment buildings, solar farms, gas stations, pharmacies? Would you prefer a mix of everything, or less development and more green space, more trails, more trees? What about traffic? Mt Mansfield views? The river? How much development? How fast? How should growth that's already planned for the Flats/Riverside Village Center affect what happens along Route 15? This land is privately owned. There are houses and essential businesses that need space outside a village setting already there that contribute greatly to the community. The Town can't dictate everything that will happen, but the community can encourage and discourage different outcomes. What's most important to you?
