MORRISTOWN/MORRISVILLE DEVELOPMENT REVIEW BOARD
WARNED PUBLIC HEARING – WEDNESDAY JANUARY 9, 2019 AT 6:30 P.M.
The zoning applications described below require a hearing before the Morristown/Morrisville Development Review Board for approval. The Board will hold a public hearing on 1/9/2019 to review the following applications:
1. Applicant/landowner RL Vallee Inc. requests to amend condition #8 of §500 Site Plan Approval Permit 2018-014 for lighting and signage allowances on the façade of the new gas station canopy on parcel 07-005 at 621 LaPorte Road in the §210 Commercial Zone. This property is a §435-§437 Non-Conforming Use or Structure. A site walk of the property will take place the half hour prior to the start of the public hearing.
2. Applicant/landowner Jed Lipsky requests §750 Final Plat Approval under §422c to create a 2.56 acre subdivision lot (parcel 16-101-7) by reconfiguring Parcel 16-101-6 and Parcel 16-139 at 5336 Randolph Road in the §260 Rural Residential Agricultural Zone.
3. Applicant/landowner HA Manosh Inc. requests §750 Final Plat Approval to modify the existing subdivision permit for phase 2 of the Jersey Way housing development in the §255 Low Density Residential Zone. Said permit, 2007-096, developed Parcel 07-331 to create 17 new single-family homes, 14 new duplexes, and two new roads coming off Jersey Way. The revised plan is largely the same, with the same number or roads and single family homes. However, the revised plan includes 4 new building lots for 5 new duplexes.
4. Applicant/landowner Open Land Corp. requests §750 Final Plat Approval to create 2 new house lots (parcels 06-057-4 & 06-060-5) on an extension of Deerfield Hills Rd by re-subdividing parcels 06-060 & 06-060-3 in the §260 Rural Residential Agricultural Zone.
5. Applicants/landowners Marilyn & Jim Bradley request a §204.4 Minimum Lot Size Waiver of 9% to allow for the creation of a commercial building lot at 222 Center Road via the future subdivision of a 2 acre parcel 08-118 located in the §230 Industrial Zone.
6. Applicant/landowner 201 Park LLC requests a §204.4 Waiver of 2.76 feet (or 13.8%) of required right-of-way width (under §422c) on Parcel 21-206 at 201 Park St. in the §225 Mixed Office Residential Zone. A proposed 20 foot right-of-way to a future house site is not wide enough by 2.76 feet for the 36 foot length of the barn.
