Public Discussion to Review:
Proposed Amendment to Land Use Regulations
6:00 p.m. February 19, 2018 at the Robert Vasseur Town Hall

The Fayston Selectboard invites you to discuss the proposed amendments to the 2012 Town Land Use Regulations at a meeting on February 19, 2018 at 6:00 p.m. at the Robert Vasseur Town Hall. All interested persons are encouraged to attend and comment.

The Fayston Town Plan was last updated in 2014 and 2016. The Fayston Planning Commission (PC) is now proposing amendments to the Fayston Land Use Regulations to bring the regulations up to compliance with the Fayston Town Plan. To this end, the PC is proposing major revisions to the following sections:
• Development on steep slopes, Section 3.4(E)
• Setbacks – streams, wetlands – Section 3.13
• Wind and solar energy facilities, Sections 4.17 and 4.19
• Conditional Use Review, Article 5
• Subdivision Standards, Section 6.3
• Definitions
• Adding a Natural Resource Overlay District, Table 2.9, Section 5.4.

There are also suggested minor revisions to Accessory Dwellings (clarifications to make it easier to construct and go through the development review process); lots divided by a town/state road; curb cut and driveway language; and District Tables (Article 2)

Since the purpose of these amendments to the Land Use Regulations is to address changes to the Town Plan in 2014 and 2016, they are compatible with the revised Town Plan, and conform with the goals and policies contained in the municipal plan. While these revisions add a new overlay district, they do not change the underlying zoning map, nor do they conflict with the proposed future land uses and densities of the municipal plan. Nor do they impact any known planned community facilities.
