The Chair of Shelburne’s Planning Commission would like to invite interested property owners and business people to attend a Focus Group Meeting to be held on Tuesday, July 25, starting at 5 PM. The meeting will take place in the Activity Room on the Ground Floor of the Municipal Building. The Town of Shelburne adopted the Shelburne Road Form-Based Overlay District (also known as the SR-FBOD) in May of 2016, which provides an alternative set of zoning standards for the land along the Route 7 corridor from Shelburne Village north to South Burlington. The SR-FBOD is optional; it did not replace the existing zoning, but rather offers another approach developers may choose if they feel it aligns better with their objectives. Last fall, the Shelburne Planning Commission initiated a project to further refine the standards of the SR-FBOD with support of a planning grant from the Chittenden County Regional Planning Commission.
The Shelburne Planning Commission is inviting stakeholders, including property owners and developers with an interest in the future of the corridor, to review the draft and participate in a focus group discussion later this month. You are among the people that the Planning Commission wants to hear from. We sincerely hope that you will find a way to attend or otherwise share your thoughts about the SR-FBOD.
The session will be structured around the following questions:
• In what ways does the draft SR-FBOD create new opportunities for development / redevelopment of properties that you are familiar with along the corridor?
• In what ways does the draft SR-FBOD limit opportunities for development / redevelopment of properties that you are familiar with along the corridor?
• Do the development patterns, building types and allowed uses encoded in the SR-FBOD align with what you envision for the future development / redevelopment of properties that you are familiar with along the corridor? Is there market demand for such development? If not, what do you think would be desirable and/or marketable?
• Are there specific changes to the standards of the SR-FBOD that you would recommend the Planning Commission consider?
• Are there specific changes to the development review process in the SR-FBOD that you would recommend the Planning Commission consider?
